In Heritage Landing and the newer Burnt Store Lakes builds, the story is standard code-minimum builder landscaping: small shrubs, one tree, sod, and zero privacy between lanais. The upgrade path is the same three tiers we run everywhere — rework the front beds, do the full property with a 3D design, or build the resort backyard — with no demo cost dragging on the budget.
Around Burnt Store Marina and the older Lakes sections, the job is usually the opposite: overgrown 1990s-2000s landscaping with root-bound beds, ficus hedges past their useful life, and irrigation that's been patched for two decades. Those renovations start with honest triage — what's worth keeping, what's fighting the house — and a written, itemized plan at the same published rates.

The three tiers are published: $1,500–$4,500 to rework the builder's front beds, $5,000–$18,000 for a full front-and-back design and install with a free 3D render, and $15,000–$40,000+ for a resort-style backyard. Heritage Landing runs architectural review, and our 3D render plus plant schedule is built to be the submittal package.
My irrigation runs on well water and stains everything orange — can you fix that?
Mostly, yes. The orange is iron oxidizing when well water hits air and surfaces. We re-aim and re-zone heads so spray stays off walls, walks, and curbing, spec plant material near the house that hides incidental staining, and steer color choices (curbing, rock, hardscape) toward earth tones that don't show it. Where it's worth it, filtration on the irrigation feed is quotable too.
Which county handles my landscaping permits on the Burnt Store corridor?
